Salt Lake City Homes: Mechanical Systems

Mechanical systems are the bones and operation centers of your Salt Lake City home.  These items include the roof, foundation, structural components, electrical, light fixtures, plumbing, heating and cooling systems and things similar to these.

These items are important for obvious reasons.  If they are working for their intended purpose, they are not usually a concern.  However, systems that are outdated can deter from the value of your Salt Lake City home for sale.  For example, a roof that is a year or two away from needing replacement or an old furnace.

The Real Estate Purchase Contract that a Buyer and their Realtor use to write an offer and purchase a Salt Lake City home, has a provision (Paragraph 10.2) in it that warrants that the systems will work for their intended purposes.

As a Seller, you can exclude that provisions and sell your home “As-Is”, but doing this will typically decrease the value of your home because many serious Buyers will shy away from an “As-Is” home, because they think that it’s a fixer-upper
