Salt Lake City Homes: How Much Is Your Home Worth?

So let me explain what I do to help you determine the value of your Salt Lake City home. 

First, we meet at you home and you give me the tour.  Then we sit down and discuss what you’ve done and I might make a few suggestions for what you can do to make the home more appealing to Utah Buyers based upon how much effort and money you want to spend to prepare your Salt Lake City home for sale.  The amount of actual preparation you will do is up to you.

Then, I start my research.

I look at similar homes in your area and what they have sold for.  I look at the active competition and what they are asking for their homes.  I look at what features the Salt Lake City homes that have sold have in common (second bath, garage,…) and determine if this will effect the value of your Utah home.  Then I evaluate market data and determine the inventory of homes in your area and price range.

It’s not enough to know how much Salt Lake City homes are selling for.  A great agent will know about the specific market trends, how many new homes are coming on the market per week and how many are selling.  With this information I can determine the trend.

If 5 homes are selling a month, and there are 50 available, that’s 10 months of home inventory on the market and that’s not an easy sale.  At the same time if 25 homes are selling a month, there is only 2 months of inventory, and we can get more for your Salt Lake City home.

After all the research is done in my office, I go out and drive by and visit some of the Salt Lake City homes we’ll be competing with and look at them like I’m a Buyer in order to refine my estimate of the value of your home.

Then I take everything I’ve learned and write it up to present to you so we can discuss this.

We haven’t even put the sign up yet.  I guess you can see why it makes sense to list your Salt Lake City home with me or at least meet with me to talk about it.  This is my only job and I take it seriously.
